West Sussex Property Market Review

As we are firmly ensconced in June, it’s time to bring you our West Sussex Property Market Review for Summer 22!

For many years, there was a consensus among those wishing to sell their houses that spring and autumn were the best seasons to list a property for sale. And while we can’t disagree that both have their advantages, we also think summer has suffered considerable misrepresentation, especially in beautiful West Sussex!

One of the most significant benefits of listing in summer is that your home will look its best. Bright skies and a flourishing garden always make a home look appealing; this, combined with the staging expertise of our professional photographer, means that your property will stand out on the online property portals.

Timing is everything!

The key to selling in summer is getting the timing right. And at Penfolds, we believe that means listing as early in the season as possible. Potential buyers might indeed be taking a couple of weeks on holiday. However, that’s also when they have time to think about where they are in life and, more importantly, where they want to be. These days, property searches begin online, and it doesn’t matter whether one is browsing from the office or the poolside.

West Sussex Property Market Review:

The cost-of-living increase and rising interest rates have become apparent factors in the recent market forecasts. However, if you’re hoping to sell, there are many reasons to be optimistic.

We continue to receive many calls from out-of-county buyers looking for their perfect home in West Sussex. There is also plenty of movement locally. Current West Sussex residents continue to upsize and downsize. So, demand for properties in the area remains exceptionally high. However, now, more than ever, the critical element is positioning a property at the right level within the current market.

We have long held the view that with any property valuation, it is vital to look beyond past sales figures and the number of bedrooms it may have to determine an asking price. We advise that you avoid websites offering flattering overvaluations designed to prompt your signature on a sales agreement; remember, viewings are scarce if a property is priced too high.

Instead, have a conversation with Helen and Becky. As local, independent estate agents, we have built a solid reputation for striking the delicate balance between a realistic valuation of your home and achieving the best price possible. We gear everything we do towards getting the very best price for you.

It doesn’t have to feel daunting to list at the beginning of summer when you know you’ll be busy with social activities, trips away and school holidays. Just because you’ve chosen to list it doesn’t mean you’ll need to move out within weeks! With the right team on your side, you remain in control. We’ll manage the sales process and your buyer’s expectations while keeping your timetable and wishes in mind.
